Questions about Building a Home or Renovating?

To help you with your planning and decision making, some frequently asked questions are answered below. If you have a question, feel free to ask us!

What is the process?

We take all of your contact and basic information during your initial phone call to GTB. We would like as much detail as possible about your renovation project, including how far along you are in the process.

What do I have to do first?

List your wants and needs, prioritize, determine your budget, list your options and call GTB.

Where do I start if I want to renovate my home?

First, determine what you want, then establish what you need. Decide how much money you are comfortable spending on your renovation and what all your options are. For example, option one may be to raise your home; option two might be to add space above or to the front or back of your home; option three might involve the redesign of your existing space; option four could be to update and modernize your home; and option five might be to add environmental efficiencies, such as new windows.

Do I have to contact the city first before beginning a renovation?

You may, but as a full service company, GTB is able to complete all the background work for you.

What can GTB do for me?

As a full service custom home and renovation company, GTB can do everything required for you to have a successful renovation, from pre-design, design, construction and beyond.

Do you give free estimates?

There is no charge for your initial visit with GTB. We usually don’t just come out to estimate cost because it is virtually impossible to give a proper estimate without some degree of preliminary work.

Why does GTB need to know my budget right away?

This number is used as a guideline only and helps our Design Coordinator and his team determines the feasibility of your renovation.

Why is it important for me to have a budget in mind before I start the renovation and/or GTB comes to view my home?

GTB can design and construct to fit almost any budget. It saves time and money to have a rough idea of what you are able to spend on a renovation. This number changes as you progress through the design phase, particularly as you add or remove options depending on their cost and feasibility.

How do I determine a realistic budget for the work I want done?

GTB can help you determine this. With over 25 years of experience in the home renovation business, we know the realistic costs for every phase, every room and every style. We design renovations to fit a homeowners needs and budget.

How long does a typical renovation take?

There is really no such thing as a typical renovation. Many factors determine the time to complete a given project. At GTB, we plan each stage and phase so that the time during construction is always as short as possible.

Why do we have to do so much planning?

A well-planned renovation is a successful renovation. At GTB, we plan and design with your budget and the construction phase in mind so the transition is relatively simple.

Why does GTB spend so much time refining the budget and planning if I just want a simple renovation?

A simple renovation is only simple when it is well planned.

Can I make changes during the construction phase of the renovation?

This is never the ideal but is always possible. The homeowner is the boss and if something needs to change during construction we can make it happen.

How many other projects is GTB typically working on at the same time?

We have a number of construction teams so we always have projects in process. But when GTB starts the construction phase of a renovation, we stay with the project until it is complete.

Will my home be full of tradespeople one day, and then will I have to wait for weeks until the next group of workers decide to show up?

Absolutely not. Due to our extensive and detailed planning process, the construction supervisors know when to call in the sub-trades and suppliers. Once work starts, it progresses constantly until it is complete.

Who do I contact if I have concerns or questions?

Each project has a site supervisor. He would be your first contact if there is concern about any work being done by a GTB staff member or a sub-trade.It’s also important for you to know that if you should ever be dissatisfied with a sub-trades work, go straight to your site supervisor and inform them immediately. The work will be completed to your satisfaction, and in accordance with GTB’s high standards. Also, any staff member in the GTB office is available to answer questions or assist you at any time during every phase of your renovation. “If we don’t know, we will find out for you.”

Can I live in my home during the renovation?

Yes. We can limit the disruption and mess if you are living in the home through the construction phase.

Would GTB be willing to complete a renovation to lock-up stage only?

We always prefer to completely finish a project once it has started. Depending on a homeowner’s needs and budget flexibility, we can complete work on projects at various stages.

Can I do my own painting and finishing?

Yes.

Can I buy my own materials and have GTB just install them?

This is not an ideal situation. Because GTB fully guarantees all work and materials used during a renovation, it’s extremely important for our company to be confident in the quality and type of product we are installing or using.

Do I have to set up a Lien Holdback Account?

We will set this up for you. You should have a lien holdback account if your renovation budget is over $100,000.

Can I complete some of the work myself (for example, if I’m an electrician)?

We would have to hire you as a sub-trade, which means you need full WSIB and liability insurance.

Does GTB have its own staff or does the company hire carpenters and sub-trades to complete the work?

GTB employs highly-trained carpenters with structural expertise. We have apprentices of all levels, carpenters assistants and labourers, as well as a full design team and office support staff.

Can the work be stopped at any time during construction?

Yes, you are the boss and we follow your orders.
